Lot 33 - Copperwood

We have once again looked internally at our inventory of plans, selected one, customized the lay out and finishes to suite the lot, the market and compliment the 2 custom homes built on this ridge.

This home we selected will be a version of Minto's very popular Balmoral model. The lot orientation provides fantastic western sunset views as well as hints of the Ottawa River. It will be like the 2 before perched at the area high point, well above the landscape, with a city treed buffer behind. The lots topography allowed a partial walk out basement and an elevated side suitable for a pool. We designed and are including a large cedar deck with gas BBQ outlet off the kitchen as well at ground level.

The best use of lot space was to bend the garage to follow the lot line and add the 3rd car. Inside the garage there is space for almost 4 cars and we have added a 6 foot by 7 foot rear overhead garage door for access to the rear yard. The house we felt had to be opened up to provide western views as you enter. We achieved this by relocating and squaring off the stairs, adding glass to the dining room and re-defined the living/ dining spaces with low walls and posts. The kitchen remains central and open to the extended family room. We designed a mud room behind the garage that will provide access to the future pool. The grand foyer is more spacious than the standard model and we have tucked the entry closet and powder room behind the main floor office.

Upstairs we now have a very large master with a oversized walk-in closet, fabulous views from the oversized windows, we moved the ensuite bath to the front. There is a second bed with a full private ensuite and two other bedrooms that will share a Jack and Jill bath. The laundry room was moved to this floor as well. We will be coffering the master ceiling as well as the open to foyer stair area.

We have upgraded the base specs for the home and included pot lighting in key areas. This home now sold and is targeted to start in January. Keep an eye on its progress here on our web site.
